We cover most of the North-Northwest Houston area: The Woodlands, Spring, Conroe, Magnolia, Tomball, Cypress, and surrounding communities. We've managed hundreds of residential properties over the last five years with a professional, well-trained management staff, talented leasing agents, and a comprehensive network of maintenance personnel contacts.
Property management services are available for most residential property types: single-family homes, 2-4 unit properties, condos, townhouses, and small apartments.
Tenant Placement
Our lease marketing approach begins with the Houston Association of Realtors Multiple Listing Service (HAR MLS), though our most effective strategy has proven to be relentless online advertising. Our online marketing favorites include sites such as: Realtor.com, Craigslist, Postlets, Realtour.com, Backpage.com, Google Base, Hot Pads, Kijiji, Local.com, Oodle, Lycos, Trulia, Vast, Zillow, Yahoo Real Estate, and of course our own company website.
We track market trends in detail to make sure your investment property is leased at the highest possible rate in the least amount of time. Your involvement in the lease rate evaluation is welcomed and encouraged.
Rent Collection & Accounting
We utilize a highly automated accounting & reporting system to provide monthly financial statements, rental history reports, maintenance expense tracking, and investment performance. We're currently implementing a direct deposit system for rent disbursement.
Maintenance
An established network of maintenance contacts is absolutely imperative for efficient management. We've built a substantial network over the past five years, resulting in the best "bang for your investment buck". We strive to correct maintenance issues as quickly as possible, for as little as possible. We maintain a "minor repairs account" of $500 for each managed unit. Should any repair come up that we estimate will be over $500 you will be notified and the appropriate bids will be taken for your review.
Regular Inspections: How will you know the tenant is taking care of your investment?
Above all, careful tenant selection from the outset protects your property from irresponsible tenant abuse. During the lease term, routine repair or maintenance trips offer an opportunity for our management team to inspect the home. We'll perform preventative maintenance walk-throughs as needed during fortunate low-maintenance periods, while keeping in mind that high tenant satisfaction equates to low vacancy rates.
Pricing
Our pricing structure for management services is simple and affordable.
Monthly management: Typical single-family homes are serviced at $100 per month. Multi-family properties are serviced at a fee rate of 10% of the monthly rental intake. Properties with more than (4) units are priced case-by-case.
Leasing services (marketing, tenant selection, and lease procurement): (1) month's rent for each new lease executed.
