To wrap up the summer and clear out some inventory, Perry Homes is advertising an August special for up to $50,000 price reductions throughout the city. I’ve seen this size discount apply to their homes in the $200,000-$500,000 price range. As builders typically don’t advertise their best, bottom-line prices, this advertisement suggests that further discounts are available — likely in the $60,000-$75,000 range for the higher priced homes.
A few examples from the Cypress and Katy areas:
- Bridgeland - 2,947 SF, 4-bed, 3-bath, listed at $286,900, offered at $256,900
- Cypress Creek Lakes - 4,673 SF, 4-bed, 3-bath, 3-garage, listed at $419,900, offered at $369,900
- Spring Trails - 2,267, 4-bed, 2-bath, listed at $195,900, offered at $177,900
They also have some serious incentives available in Cinco Ranch, Fairfield, Summerwood, Lakeshore, and Shadow Creek Ranch.

Great post. Most people are not aware that builders are willing to negotiate on the price of the home. When I sold for Weekley I saw many instances of that, and those who did negotiate they got some smoking deals.
