New home buying in previous years was a predictable experience -- most builders priced homes in a uniform fashion, and significant incentives applied mostly to investors. In 2009, we have to consider not only a particular builder's posted prices, but also their financial position and future plans.

A builder's list price may be anywhere from 2% to 25% above their bottom line price. Without expert knowledge, how will you know your true new homes price range?

You will rely on your trusted Realtor to parse through the list of possible homes and tell you which are truly in your price range. If you're looking to spend around $200,000, you may be looking at homes listed anywhere from $200,000 up to $285,000 (depending on the builder, of course).
